If you just made an offer that was accepted on a home, you likely have been told that you need to schedule a home inspection soon. This can leave you with several questions about your upcoming home inspection that will be good to know the answer to.

How Detailed Is The Home Inspection?

A home inspection is not a simple test where the home either passes or fails. Your inspector will actually provide you with a detailed report that contains photos and details about every flaw that they find in the home. This will allow you to evaluate the report and determine if you want to move forward with purchasing the home. You'll get information that ranges from signs of major foundation damage to how old the appliances are in the home and if they are near the end of their lifespan. 

Can You Attend The Home Inspection?

Not only can you attend a professional home inspection, but it is encouraged. This is your opportunity to see firsthand what the inspector is looking at and even ask questions along the way. Homebuyers often see a home inspection as a crash course in home maintenance since they'll learn about all the things that have been ignored over the years and everything that they should be doing moving forward. For example, if the previous owner ignored the mortar between the exterior bricks, you may learn about the purpose of tuckpointing and why it's important to replace that mortar from time to time. 

Who Sees The Home Inspection Report?

The inspector will send the home inspection report only to you. However, it is a good idea to share it with your real estate agent so that they can give their opinion on the flaws that are found in the home. It is also possible that your mortgage lender will want to see the home inspection report to verify that there are no major flaws that would prevent them from giving you a mortgage. You do not have to supply this report to the seller so that they can see it firsthand. You paid for the home inspection, and there is no requirement to submit it to the seller for them to review.

Will You Learn The Value Of The Home During A Home Inspection? 

The purpose of a home inspection is to only evaluate the home for defects. You will not learn the value of the home in the report since that is the job of the appraisal later on in the home buying process.
